Asphalt seal coating (also called slurry seal) is the application of a protective emulsion coat over existing asphalt pavement. It seals the surface from UV radiation, water infiltration, and petroleum spills, restores the deep black color, and provides a slight texture improvement for traction. Properly applied by experienced contractors, a slurry seal coat lasts 3–5 years and preserves the structural integrity of your asphalt.

How We Work
We inspect the entire surface and fill all cracks wider than 1/4" with hot rubberized crack filler. Cracks must be filled before sealing — otherwise moisture gets in and defeats the purpose.
We blow off all loose debris, remove vegetation from cracks, degrease oil spots, and sweep the entire surface. A clean surface is critical for proper adhesion.
We mask off adjacent surfaces — garage doors, curbs, walls, and landscape areas — to get clean, professional edges.
Commercial-grade coal tar or asphalt-based emulsion is applied by squeegee or spray in even coats. We apply the proper amount — not watered-down, not too thin.
Seal coat typically cures in 24–48 hours depending on temperature. We'll advise on exact timing and mark the area while curing.

Questions
Every 3–5 years is the general rule. New asphalt should wait 90–180 days before first sealing to allow the oils to cure out. After that, seal on a regular schedule.
A professionally applied slurry seal lasts 3–5 years. Parking lots with heavy traffic may need sealing every 2–3 years.
Yes — and you should. We fill all significant cracks with hot rubberized filler before applying the seal coat. This is included in our sealing service.
Standard seal coat is a thin protective layer. Slurry seal uses a slightly heavier mix with aggregate that fills minor surface imperfections. We use the appropriate product for your surface condition.
Most parking lots yes. Large commercial lots may require a 2-day application. We work around your business hours when possible.
