The Challenge
The existing 22-year-old lot had failed completely along the north half — alligator cracking, three recurring potholes, and a drainage problem that caused water to pool near the entrance during winter rains. The client had been patching for two years without resolution.
Our Approach
We performed a full assessment and identified that the base had failed in the northern quadrant due to a combination of clay soil movement and a cracked stormwater drain. The solution required full-depth removal (4 inches asphalt + 6 inches failed base) in the problem area, stormwater drain repair, clay stabilization with lime treatment, and 8 inches of new compacted base rock. The southern half, where the base was still sound, received a 2-inch mill and overlay.
