Seal Coat or Full Replacement? How to Know What Your Asphalt Needs

This is the most common question we get from property owners looking at aging asphalt. The answer depends on the condition of your pavement — specifically whether your surface is aging or your base has failed.

The Core Question: Surface or Base?

Asphalt is a two-layer system: a structural base (gravel/aggregate) and a surface (hot mix asphalt). Seal coating and overlays address surface aging. If the base has failed, no surface treatment will provide a lasting fix.

When Seal Coating Is the Right Call

Seal coating is preventive maintenance — it works on asphalt that still has structural integrity. Signs that seal coating is appropriate:

  • Pavement is under 15 years old
  • No alligator cracking or base movement
  • No potholes or recurring depressions
  • Cracks are surface-level and under 1/2 inch wide
  • Color is fading gray but texture is still intact

Seal coating costs $0.15–$0.30/sq ft and extends life by 3–7 years per application. It's the highest-ROI maintenance action for any asphalt surface that's still structurally sound.

When Overlay (Mill & Resurface) Is Right

An overlay — milling off the top 1.5–2 inches and installing fresh hot mix — is appropriate when:

  • Surface is significantly worn but base is solid
  • You have widespread cracking that's too extensive for filling
  • Pavement is 10–20 years old with deteriorating surface
  • You need a fresh, smooth surface but don't need to address drainage or base

Overlay costs $2–$4/sq ft — more than seal coating but substantially less than full replacement. It's effectively a second life for a pavement with a good base.

When You Need Full Replacement

Full replacement (tear-out, regrade, new base, new surface) is necessary when:

  • Alligator cracking indicates base failure
  • Potholes keep returning after patching
  • Drainage is failing (water pooling, base saturation)
  • Pavement age is 20+ years with widespread deterioration
  • Heaving or sinking sections are present

The most common mistake: Applying seal coat to pavement that needs replacement. Seal coat over alligator cracking or base failure just covers the symptom temporarily. It delays necessary work, adds cost, and doesn't address the actual problem. A proper assessment before treatment saves money.

How long does seal coating last?

A professionally applied seal coat lasts 3–5 years on residential driveways and 2–4 years on high-traffic commercial surfaces. Reapplication every 3–5 years is the standard maintenance cycle for extending asphalt life.

Can you seal coat over cracks?

Minor surface cracks (under 1/4 inch) can be filled and then sealed over. Larger cracks should be cleaned, filled with hot-applied crack filler, allowed to cure, and then sealed. Seal coat alone without crack filling doesn't seal cracks — it just coats over them temporarily.

What is the difference between seal coat and slurry seal?

Seal coat (coal tar or asphalt emulsion) is a thin protective coating applied to existing pavement. Slurry seal is a thicker mixture of asphalt emulsion, fine aggregate, and filler that provides a new wearing surface — essentially a very thin overlay. Slurry seal fills shallow surface cracks and provides more texture than standard seal coat.
